THE CHALLENGE:

OfficeMax needed to secure five 100,000 square foot distribution centers across Seattle, Los Angeles, Denver, Salt Lake City, and Atlanta within a tight 90-day timeframe. The task involved drafting tenant specifications, negotiating below-market lease rates, and ensuring timely occupancy to meet OfficeMax’s strict deadlines.

THE SOLUTION:

Kevin Tobin assembled a specialized team, led from Chicago, with a local market expert in each target city. He personally surveyed the macro-level options in each market, narrowed down the choices for OfficeMax, and revisited each location with them to finalize the selection. Kevin then spearheaded all lease and tenant improvement negotiations on behalf of OfficeMax.

The result? OfficeMax achieved all its objectives. They leased five buildings within the 90-day window, all at below-market rates, and took possession according to their schedule. Two of these leases even involved build-to-suit transactions. This success led to Kevin representing OfficeMax in three additional transactions in St. Louis, Detroit, and Puerto Rico.
